How Are Real Estate Professionals Compensated?

COMMISSION BASED

  • REALTORS® are commission-based professionals that earn income when they succeed at selling your home.
  • Historically, commission has been paid by the Seller at closing and includes the Listing Agent/Broker commission and cooperative compensation (buyer agent commission) to the Buyer Agent/Broker.
  • The Seller can choose whether or not to offer or negotiate cooperative compensation to a Buyer Agent/Broker.
  • The Seller cannot advertise the offer of compensation on the MLS but can advertise via other means such as printed material, signage, and direct communication between Listing Agent and Buyer Agent.
  • Buyers can instruct their Buyer Agent to include cooperative compensation (buyer agent commission) as a term in a purchase offer.

Advantages of Offering Cooperative Compensation to a Buyer Agent/Broker

INCREASED BUYER TRAFFIC

Offering competitive compensation increases showing traffic and the likelihood of finding a qualified buyer.

FASTER SALE

More buyer interest can lead to quicker offers, potentially reducing the time the property remains on the market.

BETTER OFFERS

Attracting a larger pool of buyers can result in more competitive offers, likely leading to a higher sale price.

PROFESSIONAL NEGOTIATION

Buyer Agents bring professional negotiation skills to the table which can facilitate smoother transactions and more favorable terms for the Seller.
